Gary's honest answer

I only collect what you type into the forms on this site, I use it to reply to you, and I don't use tracking cookies or sell your details.

Who I am

I'm Gary Mudge, a Personal Estate Agent operating in partnership with Victoria Bolt Estate Agents, powered by eXp UK. For this website, I'm the data controller for any information you submit. Contact: gary.mudge@expuk.com, 07769 564763.

What I collect

The valuation form collects your name, phone number, email address, property address, what you're looking to do, and any message you add.

The "Suggest a hotspot" form on Gary's Hotspots collects the name and location of the place you recommend, the type of place, an optional website or social link, why you recommend it, and whether you're connected to the business. You can choose to give your first name and email, and tick a box if you're happy to be credited. Favourites you save on Gary's Hotspots stay in your own browser and are never sent to me.

If you enter your email on the sale-ready checklist sign-up page, that email is sent to me through the site's form-handling service.

The instant valuation report is provided by my valuation partner on their own website, run for Victoria Bolt Estate Agents. If you use it, what you enter there is handled under their privacy policy, which is linked on that page.

I don't collect anything else on this site. I don't use tracking cookies, advertising pixels or analytics scripts beyond what's needed to host the pages and deliver the forms.

How it's used

Valuation form details are used only so I can contact you about your property and, if you choose, provide estate agency services. They're not sold or shared for marketing.

Hotspot suggestions are used only to review the suggestion and, if you gave an email, let you know if it's added. Your first name only appears next to a listing if you ticked the box.

Your checklist email is used to give you the checklist, and I may follow up personally afterwards, for example to ask whether a free valuation would help. It isn't added to a mailing list.

How it's stored

Submissions are sent to me by email and may pass through the hosting provider's form-handling service to get there. I don't keep a separate marketing database beyond my inbox and, where relevant, my agency's client records.

How long I keep it

If you don't instruct me, I keep your enquiry for a reasonable period in case you get back in touch, then delete it. If you do instruct me, I keep your information in line with my legal record-keeping duties as a regulated estate agent, including anti-money laundering rules.

Your rights

You can ask me at any time to tell you what I hold about you, correct anything inaccurate, or delete your information where I'm not legally required to keep it. Email gary.mudge@expuk.com.

You can also complain to the Information Commissioner's Office (ICO). I'd appreciate the chance to put things right first, but the choice is yours.

Changes

If the way this site collects or uses information changes, I'll update this page.
