The Plymstock property market

Gary Mudge

Gary's honest answer

Plymstock is still one of the most sought-after parts of Plymouth, with an average sold price of about £320,500 over the last 12 months (Zoopla, Land Registry data).

That's well above the city average. Family homes near good schools and anything with a water view still draw strong interest when they're priced sensibly.

What buyers want in PL9

Plymstock covers very different patches. Elburton and Goosewell are classic family territory. Hooe, Oreston and Turnchapel bring the waterside cottages and views that can add real money. Sherford is new-build, which means buyers there compare against brand-new stock.

So a Plymstock valuation has to be done street by street. An average across PL9 won't tell you much about your house.

How much is my house worth in Plymstock?

The table above is the starting point. A typical Plymstock semi sits around £298,000, but your real figure comes from what's sold on your street and the streets either side in the last six to twelve months.

Plymstock has some of the biggest gaps in the city. A family semi in Elburton, a cottage with a water view in Hooe or Oreston and a new-build in Sherford sell to completely different buyers. A view, an extension or off-road parking can add more here than almost anywhere else in Plymouth.
