Gary's Hotspots: my favourite cafés, pubs and trusted local trades around Plymouth

The Ivybridge property market

Gary Mudge

Gary's honest answer

Ivybridge is a steady family market: semis have recently sold for around £255,000 to £340,000 and detached homes from about £345,000 upwards (Land Registry, early 2026).

Buyers come for Dartmoor, the train station and the school, so homes that tick those boxes and are priced to the street tend to move.

What buyers want in PL21

Ivybridge buyers are often families moving out of Plymouth for more space, and commuters who want the train or a quick run down the A38. Gardens, parking and walking distance to the school and station all matter.

The newer estates sell on size and condition. The older streets and the villages around Woodlands, Bittaford and Ermington sell on character and plot, which is where an in-person valuation earns its keep.

I've sold in PL21 at Gadwall Place, and I'm happy to come out to the villages too.
