Gary's Hotspots: my favourite cafés, pubs and trusted local trades around Plymouth

How much is my house worth in Plymouth?

Gary Mudge

Gary's honest answer

Roughly what similar homes on your street, or the next one over, have actually sold for in the last 6 to 12 months, adjusted for condition, size and any extensions.

The Plymouth average was about £244,000 in mid-2026 (OnTheMarket, Land Registry data), but an average hides the gap between a PL2 terrace and a Plymstock detached. For a figure you can set a price from, get a proper valuation.

Work it out yourself in four steps

  1. Look up sold prices near you

Use HM Land Registry's price paid data, or the sold prices section on Rightmove or Zoopla. Stick to the last 6 to 12 months.

  2. Compare like with like

Same type of house, same number of bedrooms, as close to your street as you can get.

  3. Adjust for the differences

Extension, parking, garden, condition, a new kitchen or one that needs replacing. These can move the figure by tens of thousands.

  4. Check what's for sale now

See what's live near you and how long it's been on. If similar homes are sitting, the asking prices are too high.

Why online estimates get it wrong

An automatic estimate only knows what's in the database: the postcode, the last sale price, maybe the floor area. It doesn't know you knocked through the kitchen, added a downstairs loo or that the back bedroom has damp.

It also can't tell the difference between the quiet end of a road and the busy end. Locally, that can be the biggest difference of all.

Use them as a ballpark, then get someone who's actually looked at your street to sense-check it.

Common questions

What's the average house price in Plymouth?

About £244,000 as of July 2026, according to OnTheMarket's Land Registry figures, down 8.7% on the year. Other sources measure it differently, so you'll see slightly different numbers quoted.

Are online house valuations accurate?

They're a starting point. They can't see the condition, the layout or the work you've done, so they can be a long way out either way, especially for homes that aren't typical for their street.

What adds the most value?

Usually extra bedrooms or living space, off-road parking, a decent garden and a modern kitchen and bathroom. Condition matters as much as features.

What's the difference between asking price and sold price?

Asking price is what a home is marketed at. Sold price is what it actually went for. Always compare against sold prices.
