The Plympton property market in 2026
Gary's honest answer
Prices in Plympton have eased over the last year, but family homes priced properly are still selling.
The average sold price over the past 12 months was about £277,000 (Zoopla, Land Registry data). Buyers are still there, they're just choosier, so getting the price right from day one matters more than it did a couple of years ago.

What's driving the market
Plympton is mostly a family market. Semis and detached homes on the estates around Chaddlewood, Woodford and Colebrook make up a big share of sales, and those buyers care about three things: schools, parking and how quickly they can get onto the A38 at Marsh Mills.
The older parts around Ridgeway and St Maurice bring character homes with more variety in price, because condition swings value much more than on a newer estate.
With prices drifting down over the year, the homes that sell quickly are the ones priced against what's actually sold recently, not against what the neighbour's house was listed at.

How much is my house worth in Plympton?
Start with the table above. If you've got a typical three-bed semi, around £277,000 is the middle of the market, but the real answer depends on what's sold on your street and the ones either side of it in the last six to twelve months.
In Plympton the gaps can be big. A tidy semi in Chaddlewood, a character house near Ridgeway and an extended bungalow off Merafield Road all sell to different buyers at very different prices. Extensions, parking and the state of the kitchen and bathroom can move a figure by tens of thousands.

Selling your house in Plympton
Plympton is where I'm spending a lot of my time. When I launched Tern Gardens, I filmed a video tour and shared it on social media before it went on the portals. The viewings came straight from that, and the sale was agreed above asking within 48 hours.
You get the same approach whatever you're selling: I value it, film it, market it on Rightmove, Zoopla, OnTheMarket and social media, show every buyer round myself and chase the sale through to completion. My fee is 1% plus VAT, it's no sale, no fee, and there's no tie-in contract. The only upfront cost is a £49 anti-money laundering ID check, which every agent has to carry out.

If you need to move, yes, as long as you price for today's market rather than 2022's. Overpricing is what makes homes sit, and sitting is what costs money.
