Selling and buying advice for Plymouth

Gary Mudge

Gary's honest answer

Get three things right and most sales go smoothly: know what your home is really worth, gather your paperwork early, and fix the small jobs buyers notice on a viewing.

Everything below is free and written for Plymouth homes, not lifted from a national template.

Quick answers

When do I need an EPC?

It doesn't have to be in hand before you list, but it must be commissioned and completed within 28 days of marketing starting. If yours has expired, it's worth sorting early.

What paperwork should I gather before selling?

Your EPC, boiler and gas safety records, any electrical certificates, planning or building regulations paperwork for work you've had done, and guarantees for things like windows or damp treatment.

Is the highest offer always the best?

Not always. A slightly lower offer from a chain-free buyer with a mortgage agreed can be the stronger choice.
